North Myrtle Beach itself continues to attract strong demand because of its quieter coastal atmosphere, golf-cart-friendly lifestyle, beach access, marina activity, and proximity to restaurants, golf, and boating.
“The Sound” is a small Intracoastal Waterway community in the Cherry Grove section of North Myrtle Beach. The neighborhood is tucked off Waterway Drive near Sunset Harbor and is known for its mix of custom waterfront homes, raised beach-style homes, marsh views, and a quieter residential feel compared to many larger master-planned communities in the area.
Compared with many newer North Myrtle Beach developments, The Sound stands out because it offers a mature waterfront setting , custom architecture instead of cookie-cutter production homes , close proximity to Cherry Grove beaches and marinas, waterway access and marsh views along with a more hidden, local feel
This part of North Myrtle Beach has seen increasing redevelopment pressure in recent years because large undeveloped tracts near the waterway have become scarce. Smaller boutique communities and higher-end townhome developments are becoming more common there compared with the larger master-planned subdivisions farther inland.
The Sound is divided into different recorded sections or “blocks,” including Block A and Block B. These blocks represent separate phases or plat sections within The Sound subdivision.
Block A is the older and more established portion of The Sound. Most of the homes along Waterway Drive — especially the larger Intracoastal-front properties — are associated with this section. Many homes here were built from the 1990s through the mid-2000s and some have private docks of dock permits, some feature direct or partial Intracoastal Waterway views and many of the homes are custom luxury homes. Several high-end sales in Block A have exceeded $1 million in recent years due to the waterway frontage and limited inventory.
Block B is a newer infill section of The Sound. This area contains additional subdivided lots that were approved later and marketed as new homesites closer to Magnolia Drive and adjacent interior streets.
Plans are in the works for the remaining 17 residential lots in Block B. On May 14, 2026, the North Myrtle Beach Technical Review Committee will be reviewing a sketch plan application for the new home community of Anchors Bay. Preliminary plans for the new home community of Anchors Bay are expected to build this new home community on the remaining 5.12 acres left in Block B off of Cane Street.
The location of Anchors Bay is one of the more desirable residential pockets in the city because it offers close proximity to the Intracoastal Waterway, golf-cart access to Cherry Grove and Ocean Drive areas, nearby waterfront restaurants and marinas, and quick access to Highway 17 and Sea Mountain Highway.
The Cane Street corridor already contains a mix of waterfront-oriented homes and townhomes, many of which emphasize boating and waterway lifestyle living. Existing nearby properties highlight the area’s appeal for buyers wanting proximity to the ICW and waterfront dining.
The sketch plan application means the project is still in the conceptual review phase. During the May 14, 2026 meeting it is expected that the developers may be presenting preliminary lot layouts, road access concepts, stormwater/drainage plans, and overall density/use proposals to city staff before formal approvals. No further builder, pricing, floor plans, etc. has been announced.
