Now just one month later, Ryan Homes is adding yet another model—the Evergreen—while also reducing base prices across its existing models, suggesting the builder is actively adjusting both its product mix and pricing to strengthen sales at Sterling Oaks.
The Evergreen model at Sterling Oaks gives the community another three-bedroom option in the same general size range as the existing Rosewood. The Evergreen offers 1,485 square feet, three bedrooms, 2½ baths and a two-car garage, while the Rosewood has 1,434 square feet, three bedrooms, two baths and a two-car garage. The key difference is not size but design: the Evergreen is a two-story home, while the Rosewood is designed for one-level living. This makes the two plans complementary rather than redundant, giving buyers a choice between a traditional two-story layout with bedrooms upstairs and the convenience of a single-level home.
The Evergreen is particularly interesting because Ryan is currently introducing this new model at multiple communities across the Southeast, indicating that it is a new addition to Ryan Homes' broader floor-plan lineup. At Sterling Oaks, Ryan Homes is currently positioning the Evergreen at a starting price of approximately $259,990, while the Rosewood starts higher, at approximately $269,990. That pricing makes the new Evergreen especially compelling: buyers can get a slightly larger home with an additional half bath and a two-story configuration for less than the one-level Rosewood.
The introduction also fits Ryan Homes' overall strategy at Sterling Oaks of offering a range of relatively affordable single-family homes. With the 1,100-square-foot Ashgrove at the entry level, the Evergreen and Rosewood providing two distinctly different 1,400-square-foot options, and the larger Sequoia, Fairview and Woodford plans moving progressively higher in size and price, Ryan Homes now has a broader mix of home styles without simply adding plans that duplicate one another.
