News Title: Dockside Preserve is gearing up for presales—bringing new single-family homes to one of Little River’s most anticipated Intracoastal Waterway communities.
Dockside Preserve is a new home community coming soon to Little River, SC.

The new home community of Dockside Preserve is conveniently located along the Intracoastal Waterway, just north of where Robert Edge Parkway comes into North Myrtle Beach.

The 73.42 acre piece of property is currently zoned Planned Development District (PDD) and is located within North Myrtle Beach’s jurisdiction.

The North Myrtle Beach Planning Commission recommended approval of the original Phase Two entitlement for this plat (previously known as Bahama Island) as an RV resort at its January 10, 2023, meeting, and the development passed a second reading at the North Myrtle Beach City Council back on March 6, 2023. In March of 2025, the North Myrtle Beach Planning Commission recommended approval of an amendment converting the RV resort into the single-family residential neighborhood (at that time known as “Long Bay Village”), consisting of 137 lots, including 35 waterfront lots with private docks along the Intracoastal Waterway. The North Myrtle Beach City Council approved the new neighborhood on April 7, 2025. In July of 2025, the Board of Zoning Appeals approved a variance allowing the removal of certain protected trees, with the condition that certain trees be retained and protected during construction by providing sufficient protection zones around them. In August of 2025, the North Myrtle Beach Planning Commission recommended approval of an amendment increasing the allowed building height for piano residences.

On October 21, 2025, the North Myrtle Beach Planning Commission reviewed the major preliminary plat for Dockside Preserve and had a minor concern regarding the protection measures of just a single tree. The preliminary plat for Dockside Preserve was subsequently approved at the November 11, 2025 North Myrtle Beach Planning Commission Meeting.

Pulte Homes is the builder in Dockside Preserve.

Preliminary Plans for the new home community of Dockside Preserve in Little River are showing a total of 127 lots with lot sizes ranging from 7,115 square feet to 15,915 square feet.
Included in the preliminary plans for Dockside Preserve are 35 lots adjacent to the Intracoastal Waterway. These 35 waterfront lots in Dockside Preserve are relatively unique in that they are going to be implemented as “piano lots” - narrow, rectangular lots that resemble the shape of piano keys when viewed on the site plan. Waterfront land—especially along places like the Intracoastal Waterway near Myrtle Beach—is some of the most expensive real estate in a community. By using narrow “piano lots,” more homes in Dockside Preserve can have at least a partial water view, the number of premium priced homes will be increased, and the community can mitigate the risk of having just a few oversized pots that can consume all of the water frontage.

Amenities in Dockside Preserve are anticipated to include a swimming pool, clubhouse, playground, pickleball courts, two community boat docks, and two mail kiosks with parking.
