News Title: Enjoy Convenient Living: New Home Communities Minutes from the New South Strand Hospital
Construction of this new South Strand Hospital began this week.

The South Strand Hospital is being developed on an approximate 40.86 acre parcel of land directly off of Highway 17.  The new hospital will be located across from South Strand Medical Center on Highway 17 Bypass.

The new South Strand Hospital will offer inpatient, surgical and diagnostic care and include 59 patient beds, 4 operating rooms and an emergency room.

Expectations are for the new South Strand Hospital to be completed sometime late in 2027.

With the new South Strand Hospital right nearby, several home communities underway and/or being planned will now have unmatched convenience for health and wellness.

Some of the new home communities conveniently located near the new South Strand Hospital include:

SayeBrook
SayeBrook is a new neighborhood being developed in Myrtle Beach (Surfside area) near the intersection of Highway 17 and Highway 544.  The SayeBrook community master plan will include new residential homes and a commercial center. Conveniently located, SayeBrook offers a perfect destination of necessity retail, with Target as the main anchor. Junior anchors also include Marshalls and Petco. The SayeBrook Main Street Shops are the gateway to the planned 1,800 unit neo-traditional style SayeBrook Residential Community located on over 740 acres of land. Construction in the new home community of SayeBrook is rather unique in that the completed homes by the builders are intermixed rather than each builder having its own dedicated section of the community.  This lends itself well to result in a community with a nice diversification of homes along each street - with different models from different builders along the way!  Toll Brothers, Pulte and Saussy Burbank are the three exceptional builders shaping SayeBrook.

Pulte is the builder of the new home community of Crescent Cove.


The model homes in Crescent Cove became available for walk through in early February 2024, presales started shortly thereafter, and the first set of homes in Crescent Cove closed in July of 2024.  Prices of the single-family homes sold in Crescent Cove have ranged from the $300’s to the lower $800’s with an average selling price at around $500,000.


As of February 2026, Pulte has now opened up three phases in Crescent Cove.  Pulte’s initial phase at Crescent Cove is completely sold out and the next two phases are progressing well.  These initial three phases at Crescent Cove represent nearly 300 single-family homes.

 
Market Common – High Market II
Market Common is a popular shopping, dining, and entertainment district. Located just a few miles from the beach, it offers a mix of upscale stores, restaurants, and recreational activities. The area is designed to resemble a charming town center with pedestrian-friendly streets and tree-lined walkways.

There is a High Market (completed) community and a High Market II (in progress) community.


The original High Market – Market Common was constructed off of Pampas Drive (developed from 2019 to 2022) and has been completed.  The original High Market – Market Common townhomes were 2-bedroom and 2.5 bathroom with about 1,200 square feet of living space and sold with an average price in the middle $200’s.


The follow-on High Market project - High Market II – Market Common is the one of two new townhome communities currently under construction in Market Common (the other new townhome community is Market View at Market Common).


High Market II is the new community of townhome style condominiums being developed in Market Common in Myrtle Beach, South Carolina.  The townhome style condominiums at High Market II are located in the heart of Market Common where Yorkshire Parkway intersects with Meyers Avenue.


High Market II will have 86 units spread across 17 buildings.


The development project is being broken down into phases.  Phase 1 (buildings 1-4) construction has already been completed.  Phase 2 (buildings 5-8) construction is well underway.  Although none of the townhome style condominiums have closed yet, as of May 2025, over 30 are already under contract. The entire High Market II community is expected to be completed by late 2026.


The High Market II community features two bedroom and 2.5-bathroom, townhome style condominiums with en-suite bathrooms – 1,192 total heated square footage and 1,401 total square feet, including a 126 square foot balcony and 63 square foot patio. These units boast an open floor plan, allowing for spacious living. The bedrooms are situated on the second floor, providing privacy and separation from the main living spaces. The master bedroom features a balcony, perfect for enjoying the beautiful weather and stunning views of the area. The kitchen features beautiful white cabinets, stainless steel appliances, and a breakfast bar/area.   Each unit will have LVT flooring, granite countertops, and carpeted bedrooms.

 
Grande Pines
Grande Pines is a new home community coming soon to the Socastee area of Myrtle Beach.  In late February of 2025, Mungo Homes purchased three parcels of land totally nearly 140 acres behind the South Strand Commons Shopping Center near the intersection of Highway 17 and Highway 544.  Parcel 1 is 106.75 acres; Parcel 2 is 16.75 acres and Parcel 3 is 15.65 acres.  These parcels are nestled between two existing subdivisions: (1) Queens Harbor and (2) Windsor Plantation – and across Highway 544 from Sayebrook.  This new home community by Mungo Homes will be known as Grande Pines.  Horry County has approved development for 107 single family homes in Grande Pines and 143 multi-family homes in Grande Pines.

Mungo Homes has not yet announced timing or plans for Grande Pines.
