An Active New-Home Corridor
Two other new-home communities are currently under construction along Four Mile Road near the Meadows at Four Mile: Woodside Crossing and Garden Grove.
Woodside Crossing – Woodside Crossing is a new home community in Conway that began selling single-family homes in August 2023. Beverly Homes is the builder, and the community is projected to eventually have more than 400 homesites. The initial phase includes 143 single-family homes. Homes in Woodside Crossing have sold from just over $260,000 to just over $424,000, with an average selling price of approximately $306,000. As of August 2026, Beverly Homes is pricing homes in Woodside Crossing from the upper $200s.
Garden Grove – Garden Grove is another new home community along Four Mile Road. Built by Mungo Homes, Garden Grove began selling homes in November 2024. Garden Grove is being developed on approximately 129 acres. Originally approved for 223 single-family homes, a zoning change in October 2023 added approximately one acre and three additional lots, bringing the total to 226 homes. The Garden Grove community is being developed in two phases, with approximately 66 homes in Phase 1 and approximately 160 homes in Phase 2. Garden Grove features single-family homes ranging from approximately 1,500 to more than 3,000 square feet. Homes in Garden Grove have sold from approximately $300,000 to $412,000, with an average selling price of approximately $352,000. As of August 2026, Mungo Homes is pricing homes in Garden Grove starting in the low $300s.
The growth of Woodside Crossing and Garden Grove is an indication of the increasing residential activity along this portion of Four Mile Road — activity that should only become more noticeable as the Meadows at Four Mile gets underway.
Mungo Homes Releases the Site Plan - Meadows at Four Mile
The Meadows at Four Mile is being developed on approximately 71.9 acres.
In August 2026, Mungo Homes announced the site plan for the Meadows at Four Mile. The current site plan for the Meadows at Four Mile differs slightly from the original proposal approved by Horry County. The revised site plan for the Meadows at Four Mile is showing 85 single-family homes, one fewer than the 86 homes originally approved. The revised site plan for the Meadows at Four Mile also includes one fewer pond.
While relatively modest in size compared with some of the larger new-home communities being developed throughout Horry County, the location of the Meadows at Four Mile is one of its biggest advantages.
Conveniently Located Near Homewood Elementary
Another notable feature of the Meadows at Four Mile is its proximity to Homewood Elementary School, providing families with a nearby elementary-school option just a few miles from the community.
Homewood Elementary also has an interesting history of recognition. In 2014, the school was named a National Title I Distinguished School, an honor recognizing outstanding achievement among Title I schools. The school's historical report also notes that its principal at the time, Penny Foye, was recognized by the South Carolina House of Representatives in 2015 as a Distinguished Educator.
For families considering a new home in the Meadows at Four Mile, having an established elementary school so close to the community adds another positive element to the location.
Another Sign of Mungo Homes' Commitment to the Area
The Meadows at Four Mile is also part of a much larger expansion by Mungo Homes in the Myrtle Beach and Conway market.
Mungo Homes is preparing to introduce three new communities in the area, with the Meadows at Four Mile joined by North Cove in Carolina Forest and The Willows at Pitch Landing.
North Cove is being developed on the former site of the River Oaks Golf Club's Bear Course, transforming one of Carolina Forest's well-known golf properties into a new residential community. Preliminary plans by Mungo Homes are showing approximately 220 single-family homes, with 82 homes planned in the initial phase. Mungo Homes has just recently released the site plan for the first phase in North Cove. As of August 2026, Mungo Homes is pricing the single-family homes in North Cove from the mid $300,000's.
The Willows at Pitch Landing is being developed by Mungo Homes on approximately 60 acres southwest of downtown Conway, just west of Highway 701 and directly off Pitch Landing Road. Current plans call for 121 single-family homes. As of August 2026, Mungo Homes is pricing the single-family homes in the Willows at Pitch Landing from the high $200,000's.
The Meadows at Four Mile, North Cove and The Willows at Pitch Landing represent a significant commitment by Mungo Homes to new-home construction throughout the Conway and Myrtle Beach market.
A Community to Watch
The Meadows at Four Mile may not be one of the largest new-home communities coming to the Conway area, but its location is compelling. It sits along a growing residential corridor, offers convenient access to Highway 501, Highway 701 and downtown Conway, is close to Homewood Elementary School, and is surrounded by other new-home development.
With Mungo Homes simultaneously moving forward with several other major projects in the region, the Meadows at Four Mile is an interesting community to watch as Mungo begins turning the site plan into reality.
