News Title:Development activity is beginning to heat up along Pea Landing Road in Calabash, with Lennar continuing to expand its presence in one of the fastest-growing corridors near the North Carolina-South Carolina line.
The area now known as Calabash, North Carolina was originally called Pea Landing. The name Pea Landing came directly from the region’s peanut-growing history. In the 1800s, farmers throughout southern Brunswick County grew large amounts of peanuts (which locals called “peas”). The peanuts were brought down to the waterfront area along today’s Pea Landing Road and shipped by boat to larger markets such as Wilmington. The “Landing” part of Pea Landing refers to the river shipping dock.
Today, as development expands along Pea Landing Road — including new communities in the Calabash area — the road still carries one of the most historically meaningful names in southern North Carolina.
Recent new home construction activity along Pea Landing Road consists of 166 planned single-family units on the northern side of Pea Landing Road and 150 planned single-family units on the southern side of Pea Landing Road.
The 166 single-family units on the 76.9 acre parcel on the northern side of Pea Landing Road were approved by Brunswick County under the residential development name of Fox Hollow. Lennar will be the builder in Fox Hollow.
Land development on the southern tract was completed by the Abernethy Group and subsequently sold in March of 2026 to DRP GREENBOUGH 48 LLC- an entity that manages development projects for Dominion Realty Partners (DRP). DRP GREENBOUGH 48 LLC is part of a series of entities used by Dominion Realty Partners for specific real estate developments. This is a common practice in the real estate industry to separate and protect liability for individual projects. This transaction with DRP marks a second phase of development of Fox Hollow where Lennar ultimately plans to deliver an additional 150 single-family homes on the 28.76 acre parcel. Single-family homes on this southern side of Pea Landing Road were approved by Brunswick County under the name Pea Landing. It is expected that Lennar will treat both of these parcels as part of a larger single community named Fox Hollow as they were both approved simultaneously back in early 2025.
As of May 2026, Lennar has not yet announced timing, pricing or home designs for either of these parcels off of Pea Landing Road in Calabash, NC.
