News Title: Northbrook in Murrells Inlet Nears Sellout After Beazer Homes Builds 57 Single-Family Homes
Beazer Homes has nearly completed sales in Northbrook, with just one home remaining, as its single-family home community in Murrells Inlet nears sellout after offering 57 homes.

The new home community of Northbrook is located on the west side of Highway 17 in Murrells Inlet, just south of the Wachesaw Plantation golf complexes. The community offered 57 single-family homes, with the first homes closing in August 2025.

Over the course of the community's sales period, Beazer Homes offered a collection of six floorplans ranging from approximately 2,000 square feet to more than 3,500 square feet, with both single-story and two-story designs. The homes were built on oversized homesites, including homesites approaching or exceeding half an acre, giving Northbrook a somewhat different feel from many of the newer communities being developed on smaller suburban lots.

The homes in Northbrook sold from approximately $554,000 to approximately $816,000, with the average sales price at approximately $676,000 based on the sales information available for the community. With just one home remaining, Northbrook is now nearing the end of its sales cycle and represents another Beazer community in the Murrells Inlet area that is almost completely built out and sold.

Six Beazer Floorplans Offered in Northbrook

One of the interesting aspects of Northbrook was the range of home designs Beazer offered within a relatively small 57-home community. Buyers could choose from six different floorplans, with options ranging from more traditional single-story layouts to larger two-story homes.

The Hickory was one of the more compact designs offered at Northbrook, although the plan could be configured in a variety of ways. The plan offered approximately 2,002 to 3,058 square feet, with three to four bedrooms and two to three bathrooms. The Hickory was priced from $484,990 when Beazer began offering the floorplan. The plan was designed around an open great-room concept, bringing the kitchen and living areas together, while the primary suite was positioned toward the rear of the home. Depending on the configuration, the plan could also accommodate additional living space, a study or dining area and other flexible living areas.

The Leyland offered approximately 2,181 to 2,922 square feet, with three to four bedrooms and two to three bathrooms. The homes were originally priced from $494,990. Like the Hickory, the Leyland provided flexibility in its configuration, making it possible to accommodate different household needs. The plan featured an open-concept kitchen, dining and great-room area, with additional space available in larger configurations.

The Reynolds increased the living space to approximately 2,225 to 2,961 square feet and offered three to four bedrooms and approximately 2.5 to 3 bathrooms. The Reynolds was priced from $513,990 when offered by Beazer in Northbrook. The plan was another option for buyers looking for primarily single-level living, while offering the ability to expand the home with additional space depending on the configuration.

The Sterling was one of the largest and most prominent floorplans offered at Northbrook. The plan ranged from approximately 2,455 to 3,533 square feet, with three to four bedrooms and three to four bathrooms. The Sterling was priced from $533,990. The largest Sterling configuration provided four bedrooms and four bathrooms and more than 3,500 square feet of living space. The Sterling ultimately represented the upper end of the home's size range offered in Northbrook, with one of the community's final homes reaching more than $800,000 in sales.

The Persimmon was a two-story design offering approximately 2,915 square feet, with four to five bedrooms and 3.5 to four bathrooms. The homes were priced from $543,990. Its two-story configuration gave buyers additional bedroom and living-space options while maintaining the larger scale of the homes offered throughout Northbrook.

The sixth plan, the Ivey, was another of Northbrook's larger two-story options. It offered approximately 3,097 to 3,132 square feet in the original Northbrook plan collection, with three to five bedrooms and 2.5 to five bathrooms depending upon configuration. The Ivey was priced from $571,990, making it the highest-priced starting point among the six original floorplans. The plan gave buyers another choice for a larger home with additional bedroom and bathroom flexibility.

Together, the six floorplans gave Northbrook a surprisingly broad selection for a 57-home community. The collection ranged from homes around 2,000 square feet to designs exceeding 3,500 square feet, with original starting prices ranging from $484,990 to $571,990. That allowed buyers to choose among a variety of home sizes, layouts and price points while remaining within the same community.

A Location That Helped Define Northbrook

The homes were only part of the story at Northbrook. The community's location placed residents in the middle of one of the most established residential and recreational areas along the South Strand.

Northbrook sits in Murrells Inlet, an area known for its combination of established residential neighborhoods, golf, boating, restaurants and access to the Intracoastal Waterway and Atlantic Ocean. Beazer specifically marketed the community around its proximity to the Murrells Inlet MarshWalk, with its waterfront restaurants, entertainment and views of the inlet.

The location also puts Northbrook close to Brookgreen Gardens, one of the area's best-known cultural and recreational destinations. Brookgreen combines botanical gardens, sculpture, history and its Lowcountry Trail and is located along Highway 17 between Murrells Inlet and Pawleys Island.

Northbrook is also surrounded by an established collection of residential communities and golf properties, including the Wachesaw Plantation area. Its location west of Highway 17 gives residents access to the quieter residential surroundings of Murrells Inlet while remaining close to the restaurants, shops, services and attractions along the Highway 17 corridor.

Highway 17 also provides a direct connection north toward Myrtle Beach and south toward Pawleys Island and the rest of the Waccamaw Neck. For residents, that means Northbrook is positioned within a relatively short drive of many of the destinations that define the Grand Strand and Waccamaw Neck.

That combination of larger homesites, larger homes, established surroundings and access to the Murrells Inlet lifestyle helped distinguish Northbrook from many of the newer, higher-density subdivisions being developed elsewhere in the Myrtle Beach area.

Northbrook Adds to Beazer's Growing Myrtle Beach-Area Presence

The completion of Northbrook is also part of a much larger Beazer Homes story in the Myrtle Beach area.

Beazer has been building homes for more than nine generations, with the Beazer family name tracing its building history back to England in the 1600s. The company is headquartered in Atlanta and operates as a national homebuilder with an emphasis on energy-efficient home construction.

In the Myrtle Beach area, Beazer currently has communities extending from Myrtle Beach and Conway to Longs and the Murrells Inlet area.

Current Beazer communities include Sunset Landing in Little River, Somerset in Myrtle Beach, Ambridge in Conway, and Marshfield in Longs, where Beazer is offering both townhomes and single-family homes. As of October 2026, the builder's pricing in these communities ranges from the $200,000s to the $400,000s depending upon the community and type of home.

Beazer has also completed several other communities in the area in recent years.

In Bella Vita in Carolina Forest, Beazer completed construction and sales of 110 garden homes and 164 single-family homes, for a total of 274 homes in the community. Beazer also completed Inlet Keys in Murrells Inlet, where the builder constructed and sold 34 single-family homes. The new homes in Inlet Keys sold from approximately $390,000 to more than $600,000, with an average sales price of approximately $471,000.

Beazer also completed Sunset Landing in Little River, where the new single-family homes sold from approximately $250,000 to $480,000, with an average sales price of roughly $360,000 during the community's sales period.

At the same time, Beazer continues to have additional projects in the pipeline. Planned communities identified for the Myrtle Beach-area market include Orchard Park in Little River, planned for 81 single-family homes; Palmetto Bays Estates in Conway, planned for a combination of multi-family and single-family homes; Timber Grove in Longs, planned for 90 single-family homes; and Heron Bluff in Ocean Isle Beach, North Carolina, planned for 172 single-family homes.

The result is that while Northbrook is now approaching the end of its sales cycle, Beazer Homes remains an active participant in the continued growth of the Myrtle Beach-area new-home market, with completed, active and future communities spread across the Grand Strand and into neighboring Brunswick County.

For Northbrook itself, the finish line is now clearly in sight. Beazer has built 57 single-family homes in a Murrells Inlet location that combined larger homesites, a wide range of floorplans and convenient access to some of the most recognizable destinations along the South Strand — and only one home remains available.
