Conveniently located just off River Oaks Drive, the Landing at River Oaks is a new home community coming soon to the rapidly growing Carolina Forest area of Myrtle Beach.
The location could become even more desirable as planned improvements to River Oaks Drive move forward under Horry County’s RIDE 4 program. The River Oaks Drive expansion project calls for the road to be widened to four lanes, along with new turn lanes, sidewalks and multi-use paths designed to improve traffic movement and pedestrian accessibility. These improvements are expected to create stronger connections between Highway 501, Carolina Forest and International Drive while helping accommodate the area’s continued growth. With major transportation improvements planned along the corridor, Landing at River Oaks should be well positioned to benefit from better connectivity and an increasingly convenient location as Carolina Forest continues to expand.
The Landing at River Oaks is ideally situated near several other new home communities, including: Carolina Waterway Plantation – A well-established community of custom-built homes in Carolina Forest that began selling homes in 2006. As of August 2026, 364 single-family homes have been approved for construction, with nearly 300 already completed and fewer than 100 homesites remaining. Over the past five years, homes in Carolina Waterway Plantation have sold from $280,000 to $2,090,000, with an average sales price of approximately $718,000 and an average price of $232 per square foot.
North Cove – Preliminary plans call for Mungo Homes to build approximately 220 single-family homes in North Cove. Mungo Homes recently released the site plan for the community’s initial phase, which includes 82 homesites, with pricing expected to start in the mid-$300s. Construction is already well underway on the model homes and the first group of spec homes, with North Cove expected to open for sales within the next few weeks.
Ashton Woods is the builder in the Landing at River Oaks. An initial phase at the Landing at River Oaks will have approximately 89 single-family homes. The community is positioned for several hundred additional homes in future phases.

Trieste at Bella Vita – Trieste at Bella Vita was Ashton Woods’ first new home community in the Myrtle Beach area. Ashton Woods began closing homes there in February 2024, and the community sold out in 2026 after approximately two years of sales. The community contains 160 single-family homes, which sold from approximately $320,000 to $500,000, with an average selling price of around $400,000.
Blue Heron Retreat – Ashton Woods began presales at Blue Heron Retreat in August 2025. Located in North Myrtle Beach along the Intracoastal Waterway near Robert Edge Parkway, the community is planned for 74 single-family homes—including 43 along the Intracoastal Waterway—and 210 villas. As of August 2026, the single-family homes have sold from the upper $300,000s to the mid-$400,000s, averaging around $400,000. The villas have sold from approximately $230,000 to $317,000, averaging around $277,000.
Ashton Woods is also planning another new home community on a 120.71-acre parcel along Highway 378, directly adjacent to Conway High School. The property is currently in Horry County but is being annexed into the City of Conway. The developer is proposing a single-family residential community, with a preliminary site plan showing 272 homes. Approximately 21 acres containing wetlands, flood-prone areas and other environmentally sensitive features are proposed to be placed under Conservation Preservation zoning and conveyed to the City of Conway. The project remains in the early planning and approval stages, so the proposed home count and other details could change as the development moves through the city’s review process.
