News Title: Ocean Isle Palms by Toll Brothers is coming soon to the Ocean Isle Beach area of North Carolina
The new home community of Ocean Isle Palms is ideally located — just minutes from the pristine Ocean Isle Beach, shopping, and dining, and within relatively close proximity to both Myrtle Beach and Wilmington.

The property sits on an approximate 827.92 acre of land, with 131.55 acres being wetlands, 17.01 acres being pond area, and the remaining 679.36 acres being the higher elevation uplands area.

Initial planning for the Ocean Isle Palms community began in the early 2000’s. The plans were ambitious back then but the project never fully materialized largely in part due to the financial crisis back in 2008. In 2014, the property was eventually acquired by Drapac Capital Partners, an Australian real estate development company. The firm hopes to make Ocean Isle Palms its flagship development in the region.

The master planned community of Ocean Isle Palms was subsequently approved in December of 2017.

The Ocean Isle Palms permitted uses that were approved included the following:


St. Bourke, originally established by Drapac Capital Partners, has provided asset management & development services for the Ocean Isle Palms community.

Preliminary plans are for Ocean isle Palms to have a mixed use portion of the property as well as a with a “village center”, featuring restaurants, coffee shops, a residential element and other amenities,” and the village would have “no national brands” and be accessible to the public.

The new home community of Ocean Isle Palms is now partnering with Toll Brothers and Del Webb (Pulte) to deliver beautiful, thoughtfully designed homes in the community’s initial phases.

The Toll Brothers single-family homes in Ocean Isle Palms will range from approximately 1,664 square feet of living space to approximately 2,945 square feet of living space, plus first floor bedrooms, beautiful covered patios, and access to resort style amenities.

Toll Brothers will be offering 7 different models in Ocean Isle Palms:

  1. Arborlea – 3 bedrooms, 2 bathrooms, 2 car garage, 1 story single-family home, approximately 1,664+ square feet of living space
  2. Bellwood – 3 bedrooms, 2 bathrooms, 2 car garage, 1 story single-family home, approximately 1,782+ square feet of living space
  3. Jessamine – 2 to 3 bedrooms, 2.5 bathrooms, 3 car garage, 1 story single-family home, approximately 2,259+ square feet of living space
  4. Longleaf – 2 to 3 bedrooms, 2.5 bathrooms, 3 car garage, 1 story single-family home, approximately 2,478+ square feet of living space
  5. Okatee – 2 to 3 bedrooms, 2.5 to 3.5 bathrooms, 3 car garage, 1 story single-family home, approximately 2,530+ square feet of living space
  6. Saltmeadow – 3 bedrooms, 2.5 to 3.5 bathrooms, 2 car garage, 1 story single-family home, approximately 2,702+ square feet of living space
  7. Jessamine Elite – 3 bedrooms, 2.5 to 3.5 bathrooms, 2 car garage, 2 story single-family home, approximately 2,945+ square feet of living space
  8. Among the amenities in Ocean Isle Palms are an outdoor pool, cabanas, clubhouse, pickleball courts. Bocce courts, walking trails, fire pit, fitness center, and ponds.

Preliminary plans from Toll Brothers are showing just over 50 single-family homes being available in an initial phase of development.

Toll Brothers has announced pricing of the single-family homes in Ocean Isle Palms starting in the low $600’s.

Del Webb

Del Webb will be offering 55+ active adult active living in this Ocean Isle new home community. Del Webb has not yet announced pricing or a homesite map for the units that they will be developing. In 2001, Del Webb merged with Pulte Homes.
