News Title:On Tuesday, August 18, 2026, the North Myrtle Beach Planning Commission reviewed the major final bonded plat for Phase 1A of Dockside Preserve and voted unanimously to approve it.
The new home community of Dockside Preserve is conveniently located along the Intracoastal Waterway, just north of where Robert Edge Parkway comes into North Myrtle Beach.
The 73.42 acre piece of property is currently zoned Planned Development District (PDD) and is located within North Myrtle Beach’s jurisdiction.
Pulte is the builder in Dockside Preserve.
Plans for Dockside Preserve are showing a total of 127 lots with lot sizes ranging from 7,115 square feet to 15,915 square feet.
The final plat of the first phase of Dockside Preserve creates 68 residential lots, three open-space lots, and public rights-of-way within the 26.87-acre area. The property is zoned Planned Development District, with a proposed density of approximately 2.5 dwelling units per acre.
The project has been progressing through the city's approval process for more than a year. On March 4, 2025, the North Myrtle Beach Planning Commission recommended approval of a zoning text amendment that would allow the property, formerly proposed as an RV park, to be converted to single-family residential use. The North Myrtle Beach Planning Commission subsequently approved the preliminary plat for Phase 1A on November 11, 2025.
Phase 1A will include a road connection to existing Seaview Drive, continue Boline Boulevard, and create Tide Creek Road connected with Estuary Place.
Prior to the August 18, 2026 meeting, three minor formatting issues identified during the review process had been addressed, and the North Myrtle Beach City Attorney had approved the form of the required financial guarantee. The North Myrtle Beach Zoning Division, Public Works Department, and Fire Marshal each reported that they had no issues with the proposed major final plat. The Board of Zoning Appeals had also previously approved the applicant's variance request, subject to stipulations.
In its findings, the North Myrtle Beach Planning Commission determined that it had jurisdiction over the application and that the required departmental reviews and public hearing had been completed. The commission also found that the submitted final plat substantially conforms to the previously approved preliminary plat and contains the information required for final plat approval, subject to completion of the required final certifications and recording documents.
The North Myrtle Beach Planning Commission further determined that the required departmental reviews had been completed and incorporated into the record and that no outstanding departmental comments would preclude approval of the final plat.
The approved cost estimate and financial guarantee were also determined to satisfy the applicable requirements for final plat approval, subject to delivery of the executed financial guarantee in the form and amount approved by the City Attorney and City Engineer prior to certification of the final plat for recording. The required financial guarantee had been provided and was confirmed prior to the vote.
Final Approval for Phase 1A of Dockside Preserve
The North Myrtle Beach Planning Commission was asked to approve the findings of fact contained in the staff report and approve the final plat for Dockside Preserve Phase 1A, subject to the stated conditions of approval.
There were no further comments from the commissioners and no public comments.
The commission then called for a vote. All commissioners voted in favor, with no opposition, and the motion was approved unanimously.
With this approval, Phase 1A of Dockside Preserve has received its major final bonded plat approval, clearing the way for final certification and recording of the subdivision plat, subject to completion of the required documentation.
Planned amenities at Dockside Preserve are anticipated to include a swimming pool, clubhouse, playground, pickleball courts, two community boat docks, and two mail kiosks with associated parking.
Preliminary plans for the entire Dockside Preserve community include 35 lots along the Intracoastal Waterway. These waterfront lots are relatively unique in that they are designed as “piano lots”—narrow, rectangular lots that resemble piano keys when viewed on the site plan. Waterfront property, particularly along the Intracoastal Waterway near Myrtle Beach, represents some of the most valuable real estate within a community. By creating narrower waterfront lots, Dockside Preserve can extend water frontage to more homes, increase the number of premium waterfront homes, and avoid concentrating the community’s entire water frontage into just a handful of oversized lots.
Phase 1A includes 14 of these waterfront piano lots. Each is approximately 0.25 acres, with waterfront frontage alternating between approximately 30 feet and 60 feet.
As of August 2026, land development is well underway at Dockside Preserve. Pulte Homes has not yet announced the home plans or pricing for the community.
