News Title: Barefoot Lakes: New 46-Home Community Planned Near Barefoot Resort in North Myrtle Beach
On Thursday, September 24, 2026, the North Myrtle Beach Technical Review Committee will review the preliminary subdivision plat for Barefoot Lakes, a new home community planned in North Myrtle Beach near the intersection of Highways 22 and 31, just off Water Tower Road.

The location puts Barefoot Lakes in a particularly convenient area for future residents.  The new home community will be close to Barefoot Resort & Golf, one of the Grand Strand’s best-known residential and golf destinations, with multiple championship golf courses, resort amenities and a large established residential community.  The property also provides convenient access to Highway 22 and Highway 31, making it relatively easy to reach North Myrtle Beach, the surrounding communities and the area's beaches.

Barefoot Lakes will join several other new home communities taking shape in this rapidly developing area. Waterside by Meritage Homes and Grand Dunes North Village by Ryan Homes are currently under development nearby, while The Preserve, another future residential community, is located across Highway 22 near Barefoot Resort. Barefoot Resort itself is also located on the opposite side of Highway 22 from The Preserve.

From Horry County CFA to North Myrtle Beach R-1

The 58.3-acre property where Barefoot Lakes is planned was originally under Horry County jurisdiction and was zoned CFA (Commercial Forest Agriculture).
In June 2024, a petition was submitted to annex the property into the City of North Myrtle Beach and change its zoning to R-1 (Single-Family Residential Low-Density).  North Myrtle Beach City Council gave the annexation and zoning ordinance its first reading on November 4, 2024.  On December 2, 2024, City Council approved the second reading, officially annexing the property into North Myrtle Beach and designating it R-1.

North Myrtle Beach's R-1 zoning allows single-family detached homes on lots of at least 10,000 square feet, with a minimum lot width of 80 feet and a maximum building height of 35 feet.
The property also contains a substantial existing pond area of approximately 19.8 acres.  The large pond is a prominent feature of the property and may also explain the Barefoot Lakes name.

46 Homes Planned

While an original development proposal called for 59 homes, the approved development agreement reduced the maximum number of homes to 46 single-family residences.
Plans call for Lowcountry architectural-style homes along Marsh Glen Drive, creating a residential development that incorporates the existing character of the property and its significant water feature.
The development agreement also addresses how Barefoot Lakes will connect to the surrounding road network. The developer is permitted to construct a direct access and egress connection to the new neighborhood from Marsh Glen Drive, near the Highway 31 overpass.

As part of the agreement, the developer is required to make specific improvements to Marsh Glen Drive. These include widening the neighborhood's entryway to accommodate a three-lane configuration, helping maintain traffic flow as residents enter and leave the community.

The plans also call for a multi-purpose path through Barefoot Lakes. The path will connect with the existing sidewalk system on the opposite side of Marsh Glen Drive through a designated striped crosswalk, providing a pedestrian connection between the new community and the surrounding area.

Development Schedule

The development agreement does not establish a firm construction completion date.  Construction is expected to begin after the necessary permits are obtained from the City of North Myrtle Beach and other regulatory agencies.

According to the agreement, the developer anticipated beginning infrastructure installation within approximately 24 months of approval of the Development Agreement, allowing time for design, permitting and mobilization. The  development agreement also anticipated that the overall Barefoot Lakes project would be completed within approximately four years of approval of the Development Agreement, although the timing remains subject to permitting, market conditions and the pace of development.

With its location near Barefoot Resort, convenient access to major highways, a substantial existing pond and a relatively small number of planned homes, Barefoot Lakes represents another piece of the continuing residential growth occurring around the Barefoot Resort and North Myrtle Beach area.
