A new home community is being planned in this area close to the Highway 31 and Highway 707 interchange, adjacent to the existing subdivisions of Cameron Village and Baywood Estates – directly off of Freewoods Road.
On November 6, 2025, the Horry County Planning Commission is having a meeting to discuss the rezoning request on the land where this new home community is being proposed.
The rezoning request is being made for an approximate 52.39 acre parcel near the intersection of Bay Road and Freewoods Road – just off of Highway 707. This parcel is actually is bisected by Freewoods Road. The current zoning of this parcel is (1) SF 40 - Minimum lot size - 40,000 sq. ft and (2) MSF 10 Minimum lot size - 10,000 sq. ft. The current request is to rezone this property to MRD -2. The MRD-2 zoning district allows for mixed residential development in the “suburban” areas of the county as identified on the future land use map. The minimum lot size for the MRD-2 zoning district would then become 7,000 square feet – allowing for a greater number of units than the current zoning would allow.
The zoning request is proposing 149 single-family units on this parcel. The preliminary site plan for this new home community is showing 26 of the single-family units on the south side of Freewoods Road and 123 single-family units on the north side of Freewoods Road.
Sampit River Investments LLC currently owns this property. No further timing on development has been announced.
