News Title:New Townhome Development Planned at 17th Avenue South and Beaver Road in Myrtle Beach
On Thursday, October 1, 2026, the City of Myrtle Beach Community Appearance Board will conduct a conceptual/final review for a new townhome development at the corner of 17th Avenue South and Beaver Road.
Preliminary plans for the project, named Mel’s Cottages, call for 10 buildings containing a total of 52 townhome units, with a mix of two- and three-bedroom residences. Plans also include a swimming pool, site improvements, landscaping and associated parking.
A Convenient Location in the Heart of Myrtle Beach
One of the most notable aspects of Mel’s Cottages is its location. The property is situated within an established portion of Myrtle Beach, placing the proposed townhomes close to many of the destinations, amenities and attractions that make this part of the Grand Strand such a popular place to live and visit.
The project is located just a short distance from Kings Highway and the Myrtle Beach oceanfront, providing convenient access to the beach as well as the restaurants, shops, entertainment venues and other businesses concentrated along the city's central corridor. Its location also provides relatively easy access to downtown Myrtle Beach and the surrounding residential neighborhoods.
Being located within an established part of the city is significant as well. Rather than being part of a new development corridor on the outskirts of Myrtle Beach, Mel’s Cottages would introduce new residential housing into an area where established neighborhoods, businesses and community amenities are already in place.
The location also puts the project within reach of Myrtle Beach's Arts & Innovation District, an area that has become an important part of the city's continuing downtown revitalization efforts. The district includes a growing collection of creative, cultural, entertainment and entrepreneurial uses, adding another dimension to the location beyond its proximity to the beach.
Another significant advantage is the property's proximity to Myrtle Beach International Airport (MYR). The airport is only a few miles away, making this portion of Myrtle Beach particularly convenient for residents who travel frequently and for second-home or vacation-oriented buyers who value easy access to air travel.
With the beach, downtown, major commercial corridors, the Arts & Innovation District and the airport all within relatively close reach, the location gives the proposed development access to a broad range of amenities without being removed from the established Myrtle Beach community.
More Residential Activity Taking Place Nearby
Mel’s Cottages is also part of a broader pattern of new residential development taking place throughout this portion of Myrtle Beach. While many of the projects are relatively small, collectively they demonstrate the continued introduction of new housing into established areas of the city.
Among the projects currently planned or under development in the surrounding area are:
Coastal Breeze Cottages will offer approximately 2,029 heated square feet, with five bedrooms and 4½ baths, along with parking beneath the elevated homes and private outdoor living space. Current asking prices range from approximately $750,000 to $765,000. The homes are being marketed for both primary and resort living, as well as potential vacation-rental use.
Boundary Street Townhomes is being planned at the corner of Boundary Street and Highway 15. The development is proposed to include 20 townhomes, consisting of six two-bedroom units and 14 three-bedroom units, along with associated parking, landscaping and a dumpster enclosure. The project will occupy two parcels at the Boundary Street/Highway 15 intersection.
Maple Village is planned to bring 12 new residential units in six duplex buildings on approximately 1.06 acres along Highway 15 in Myrtle Beach.
Cedar Street Townhomes, located at the intersection of 3rd Avenue North and Cedar Street in downtown Myrtle Beach, is planned to include four five-unit townhome buildings, providing a total of 20 new townhomes.
The Villages at Withers Heights is a small new home community planned along 12th Avenue South, just west of Kings Highway. The community is expected to include 17 homesites.
Pine Island Lux represents a substantially larger multifamily project planned at the intersection of Robert M. Grissom Parkway and Pine Island Road. The development is proposed to include six multifamily buildings with 384 residential units, along with three ponds, a playground, two pickleball courts, two gazebos, a basketball/open-space area and two dog parks.
Another Addition to Myrtle Beach's Established Core
Taken together, these projects illustrate how portions of Myrtle Beach's established core continue to evolve. New townhomes, cottages, duplexes, single-family homes, manufactured housing and larger multifamily developments are being introduced alongside the established neighborhoods and commercial activity that have long defined this part of the city.
