Mungo Homes is expected to begin presales in North Cove next week, marking an important milestone for one of the newest single-family home communities taking shape in Carolina Forest.
North Cove is being developed on the former site of the Bear Course at River Oaks Golf Club, transforming a property that was once part of one of Carolina Forest's best-known golf destinations into a new residential community.
The arrival of North Cove represents a significant change for this portion of Carolina Forest. What was once a nine-hole golf course will soon be home to hundreds of families, with preliminary plans calling for approximately 220 single-family homes when the community is completed.
From the Bear Course to North Cove
River Oaks Golf Club originally opened in 1987 as a family-owned golf destination. Designed by Gene Hamm, the club initially featured 18 holes made up of the Fox and Otter courses before expanding to 27 holes in 1991 with the addition of the Bear Course.
The nine-hole Bear Course eventually became the property that would be redeveloped into North Cove, giving the new community a direct connection to the history of the former golf club.
The remaining Fox and Otter courses, located across River Oaks Drive from North Cove, officially closed at the end of November 2025, bringing an end to an important chapter in the history of River Oaks Golf Club.
Today, the transformation is becoming increasingly visible.
The recently installed community monument serving the entrance to both Fairways at River Oaks and North Cove provides another indication that the new neighborhood is moving rapidly toward its debut. Mungo Homes unveiled the site plan for the initial phase several weeks ago, and the community is now approaching the point where prospective buyers will be able to begin selecting homes and lots.
North Cove's First Phase
Mungo Homes has announced that homes in North Cove will start in the mid-$300,000s, giving the community an entry point that places it among the more attainable new-home opportunities in Carolina Forest.
The initial phase will include 82 single-family homes, while the overall community is expected to eventually contain approximately 220 homes.
Among the planned community amenities will be a swimming pool and cabana, adding a neighborhood recreational component for residents.
There is also a nice nod to the property's golf-course history in the street names.
The initial phase includes Brown Bear Drive and Moon Bear Drive – names that appear to pay tribute to the former Bear Course that once occupied this property. It is a fitting connection between the neighborhood that is being created today and the golf course that previously occupied the land.
A Carolina Forest Location
North Cove is being developed along River Oaks Drive, placing the community within an established and rapidly growing portion of Carolina Forest.
The location provides convenient access to major roads including Highway 501 and Highway 31, while also putting residents close to shopping, restaurants, golf, entertainment and the many other amenities that have helped make Carolina Forest one of the most active residential areas in the Myrtle Beach region.
The community is also located near area schools, including the newly constructed Coastal High School, which officially opened for classes in 2025.
For buyers looking for a new home in Carolina Forest, North Cove will offer the opportunity to purchase a newly constructed home in an area where much of the surrounding infrastructure, shopping and everyday conveniences are already established.
Nine Mungo Homes Floor Plans
Mungo Homes is offering nine different floor plans at North Cove. The plans are essentially the same collection of floor plans the builder is currently offering in its Arcadia community in Forestbrook.
The collection provides a fairly broad range of sizes and configurations, beginning with homes of approximately 1,700 square feet and extending to homes of more than 3,200 square feet.
Davis
The Davis floor plan in North Cove offers three bedrooms, two bathrooms and approximately 1,693 to 1,710 square feet of living space.
The kitchen features a spacious pantry and an island overlooking the great room and eat-in area. The primary suite is located just off the kitchen and includes a large walk-in closet. The primary bathroom includes two linen closets and a water closet, while two secondary bedrooms are positioned at the front of the home and share a hall bathroom.
Available options include decorative ceilings, a fireplace and an alternate primary bathroom layout.
Elliott
The Elliott in North Cove offers three to five bedrooms, two to three bathrooms and approximately 1,761 to 3,372 square feet.
The open main living area combines the great room, kitchen and eat-in area, while two pantries provide additional storage. The kitchen island overlooks the great room.
The primary suite is located off the family room and includes a spacious walk-in closet, linen closet and water closet. Two secondary bedrooms at the front of the home each include a walk-in closet.
An optional second floor can add two bedrooms, a guest suite or loft, giving buyers considerable flexibility as their needs change.
Goodwin

Mungo Homes Expanding Its Myrtle Beach Presence
North Cove also adds another significant Carolina Forest community to the growing local presence of Mungo Homes.
Mungo Homes is now a division of the Clayton Home Building Group and a Berkshire Hathaway company.
The builder has already established a substantial footprint in the Myrtle Beach area, recently completing 53 single-family homes in Lyden Village in Myrtle Beach, more than 100 single-family homes in Merrill Villas in Carolina Forest and 90 single-family homes in Sessions Point in Conway.
As of September 2026, Mungo Homes is also building or preparing additional communities throughout the greater Myrtle Beach area, including Allston Park in Calabash, Arcadia in Forestbrook, Bally Castle in Murrells Inlet, Garden Grove in Conway, Hainer Place in Conway and Jordan Grove in Conway.
North Cove therefore represents more than simply another new subdivision for Mungo Homes. It is another sizable addition to the builder's growing presence throughout the Grand Strand and surrounding communities.
North Cove and the Landing at River Oaks
The timing of North Cove's debut is particularly interesting because another new community is being introduced immediately alongside it.
Ashton Woods has recently announced Landing at River Oaks, which is being developed adjacent to Mungo Homes' North Cove community.
The initial phase of Landing at River Oaks is expected to include approximately 89 single-family homes, with the property positioned to accommodate several hundred additional homes in future phases.
Ashton Woods is currently offering seven floor plans, with pricing starting in the low $400,000s.
That means buyers will soon have two new-home communities arriving side-by-side in this portion of Carolina Forest, with Mungo Homes offering North Cove homes starting in the mid-$300,000s and Ashton Woods bringing another collection of single-family homes to the neighboring property. Presales in the Landing at River Oaks by Ashton woods are expected to start later in October of 2026.
For North Cove, however, the immediate story is the upcoming presale launch.
After years of being associated with the Bear Course at River Oaks Golf Club, the property is now entering an entirely new chapter – and Mungo Homes is expected to open that chapter to buyers next week.
