After a long period of land development, infrastructure work and initial home construction, the new home community of Marshfield has reached a major milestone. The first wave of single-family homes and townhomes in this massive North Myrtle Beach community have now closed, marking the moment when Marshfield officially transitions from a major development project into a new neighborhood with residents moving in.
The first single-family homes in Marshfield have sold from approximately $460,000 to more than $660,000, with an average selling price of around $540,000.
And there is another major development that could make the next chapter of Marshfield particularly interesting.
Beazer Homes, the builder at Marshfield, is being acquired by Dream Finders Homes in a deal valued at approximately $2.2 billion, including debt. This transaction, just announced in August 2026, is expected to close in the fourth quarter of 2026. If completed as expected, the combination of these two national builders will create the sixth-largest homebuilder in the United States, with approximately 520 active communities across 26 markets.
What that ultimately means for Marshfield remains to be seen, but the timing is certainly notable. Marshfield is just beginning to generate closings as its builder is about to become part of a significantly larger homebuilding operation. The additional scale and resources of Dream Finders Homes is likely to provide greater sales, marketing and operational capabilities as Marshfield moves deeper into its development. It could also give Marshfield another boost as more homesites and additional phases come online.
Marshfield is taking shape on approximately 221.42 acres along Water Tower Road, making it one of the larger new residential developments in this rapidly expanding part of North Myrtle Beach.
The location adds to Marshfield's appeal. The new home community of Marshfield is positioned near the Highway 22–Highway 31 interchange, with convenient access to Highway 90 and the growing network of roads connecting North Myrtle Beach and the surrounding areas. Residents of Marshfield will be within easy reach of the area's beaches, shopping, restaurants, schools, medical facilities and major employment centers.
The new home community of Marshfield is being developed in a very busy area along Watertower Road. Forestwood by Pulte is currently under construction and Summers Cove by Lennar is coming soon.
