News Title: Brookhaven is a new Planned Development (PD) in the final stages of planning, located off Highway 378 just west of Downtown Conway, with plans for over 1,000 homes.
The new home community of Brookhaven is located across Highway 378 from the Conway-Horry County Airport and just off of Juniper Bay Road. Rosedale, St. John’s Ridge and Macala Acres are a few of the existing subdivisions near where the new home community of Brookhaven will be developed. The attached graphic shows the basic location of the upcoming Brookhaven subdivision in Conway.

The new home community of Brookhaven includes several parcels totaling approximately 446 acres that were annexed into the city of Conway back in 2024. The property was also rezoned to the City of Conway Planned Development District (PD).

As per the City of Conway Unified Development Ordinance (last modified September 2, 2025), the intent of the PD Zoning District is to provide for large-scale, quality development projects (three acres or larger) with mixed land uses which create a superior environment through unified development and provide for the application of design ingenuity while protecting surrounding developments.

The new home community of Brookhaven was previously known as The Tributary and originally had a proposed density of 1,459 units, which included single-family detached, single-family attached (townhomes) and duplex units, with the option of an additional 300 multifamily units in one of the flex tracts, which would have brought the total number of units proposed to over 1,700.

In early 2025, several iterations of a Master Phase Plan were reviewed for the new home community of Brookhaven.

The most recent activity In August of 2025 is a design modification with regards to access management. As per Conway’s UDO’s Emergency Access requirements, for single-family developments consisting of thirty (30) or more lots (at the time of plan approval), the City of Conway shall require a minimum of two (2) points of ingress and egress (access), in compliance with applicable fire code(s).

The developer for the Brookhaven Project is Highway 378 Land Holdings, LLC. Residential Units within Brookhaven will be developed by a builder other than Highway 378 Land Holdings, LLC.
Brookhaven is the overall name of the project that may be branded among various neighborhoods. Preliminary plans are for there to be mixed unit types including single family detached, duplex semi-attached, townhomes and some commercial structures.


The most recent plans for the new home community of Brookhaven in Conway are showing approximately 1,000 single-family detached homes along with approximately 150 duplexes – across 16 phases of development.
