Maple Village is a small new residential development proposed at 1303 Highway 15 in Myrtle Beach, SC. The project is expected to include six duplex buildings, providing a total of 12 new residential units.
The development is conveniently located near several major Myrtle Beach destinations, including Myrtle Beach International Airport, Coastal Grand Mall and Whispering Pines Golf Course.
The project is not a new proposal, however. Maple Village has been working its way through the City of Myrtle Beach's development-review process for several years. City records show the six-duplex concept appearing before the city's Community Appearance Board as early as 2022, with the project returning for review in 2023.
The project is now reaching another important milestone. Maple Village Duplexes is scheduled for a final review by the City of Myrtle Beach Community Appearance Board at 1:30 p.m. on Thursday, August 20, 2026. The current request includes final review of the six duplexes, parking, landscaping and dumpster enclosure.
The property sits on approximately 1.06 acres of land.
Interestingly, the basic concept appears to have remained consistent through the years. The 2022 and 2023 city reviews both identified a proposal for six duplex buildings, with the 2023 review specifically describing 12 total units along with associated site work, parking, landscaping and a dumpster enclosure.
The location along Highway 15 places Maple Village in an established part of Myrtle Beach, where new residential development is increasingly taking the form of smaller infill projects rather than large master-planned communities.
With only 12 residences planned, Maple Village is considerably smaller than most of the new-home communities being developed throughout the Grand Strand, but it represents another example of new residential construction utilizing an existing parcel within the Myrtle Beach area.
At this point, details such as the individual unit sizes, bedroom and bathroom configurations, floor plans, architectural elevations and pricing have not been confirmed from the current publicly available information. Those details could become clearer as the project moves through the final review and building-permit process.
For now, the most significant development is that Maple Village has progressed from a long-running planning proposal to final Community Appearance Board review. If approved, the project would add 12 new residential units in six duplex buildings along Highway 15 in Myrtle Beach.
While the current application does not appear to identify the 12 units as either for-sale or rental residences, the project is believed to be intended as a rental development rather than a traditional for-sale new-home community. That has not yet been confirmed with certainty, however, and the final development plans or future marketing will ultimately clarify how the units will be offered.
Several other residential projects are currently in the works in the same general area as Maple Village, adding to the growing amount of new residential development in this part of Myrtle Beach.
Cedar Street Townhomes – A new townhome development in downtown Myrtle Beach, located at the intersection of 3rd Avenue North and Cedar Street. The project is planned to include four five-unit townhome buildings, for a total of 20 new townhomes.
The Villages at Wither Heights – A small new home community planned along 12th Avenue South, just west of Kings Highway in Myrtle Beach. The community is expected to include just 17 homesites.
Beachside Village – An approximately 8.19-acre property near Myrtle Beach International Airport (MYR) planned for 43 manufactured homes.
Pine Island Lux – A new apartment community planned at the intersection of Robert M. Grissom Parkway and Pine Island Road. The development is proposed to include six multifamily buildings with a total of 384 residential units, along with three ponds, a playground, two pickleball courts, two gazebos, a basketball court/open-space area and two dog parks.
