The new home community of Snow Hill Estates will be developed on approximately 350 acres of land just off of Highway 905 where it intersects with East Country Club Drive.
The preliminary layout of the Snow Hill Estates community is quite unique as the property has close to 200 acres of wetlands.
Preliminary plans for Snow Hill Estates are showing 35 single-family regular lots accessed via 19 driveways and another 8 waterfront lots accessed via 4 individual residential driveways.
Design modifications regarding lots being accessed via internal road for Snow Hill Estates are being discussed at the April 2, 2026 Planning Commission Meeting.
Diamond Shores is involved with this project. Diamond Shores is a full service real estate and land development company based out of Horry County, South Carolina. Incorporated in 2017, they are leading the way for residential and commercial development throughout the Carolinas with over 3,000 lots developed to date. The team at Diamond Shores is dedicated to providing quality work in the land development community. A true "one stop shop", they have multiple in house departments including a development and consulting team, an engineering team, a land surveying team, and a full real estate team.
With Realstar also involved, Lennar is expected to be builder of the Snow Hill Estates. In 2021, Lennar acquired Realstar Homes, the privately-held Coastal Carolinas company operating along and well within a North and South Carolinas corridor that arcs as far north as Wilmington, N.C., and bends southwestward to Charleston, S.C. and Hilton Head. Realstar targets the Myrtle Beach area, with communities to the north up to Ocean Isle Beach, NC, including Pawleys Island, Conway, Myrtle Beach, Little River, and reaching south towards Hilton Head.
Timing for development of the new 43 single-family home community of Snow Hill Estates has not yet been announced.

The first phase of Homestead is on 54.56 acres, containing 11.48 acres of wetlands and 31.09 acres of Open Space. This first phase of Homestead will consist of 95 single family homes with two access points off of East Country Club Drive. The second phase of Homestead is on 17.83 acres, containing 1.69 acres of wetlands and 8.54 acres of Open Space. This second phase of Homestead will consist of 32 single family homes with two access points off of John Doctor Road. In addition to the Open Space stated above, a 51.04 acre portion, located north of the two development phases is to dedicate as: Conservation Open Space.
Clearbrook
Lennar is planning the new home community of Clearbrook in Conway off of Highway 905 and John Doctor Road. Clearbrook will be developed on an approximate 128-acre parcel of land just north of Highway 90 a couple miles northeast of downtown Conway. There are 230 single-family homes being planned for Clearbrook. The new home community of Clearbrook will be developed as a conservation subdivision.
Grissett Landing
Grissett Landing is a new home community in Conway by Great Southern Homes that completed construction of all of the single-family homes in summer of 2025. This Conway 99 single-family home community is located within a few miles of downtown historic Conway and directly off of highway 905. The 140 mile long Waccamaw River enters South Carolina and flows across Horry County, past Conway. This slow moving blackwater river runs close to Highway 905, just a few miles east of downtown Conway and connects with a little known small lake named "Grissett Lake". It is at this waterway intersection that Great Southern Homes built the new home community of Grissett Landing. Grissett Landing is unique in that there is direct boat launch access to the Waccamaw River from within the community.
