News Title: Lennar announces floor plans for Palmetto Springs, a new home community in one of Horry County’s most active growth areas
Palmetto Springs is a new single-family home community coming soon to the outskirts of Conway, South Carolina.  Located just a few miles south-southwest of downtown Conway, the community is conveniently positioned near Cates Bay Highway, an increasingly important corridor as residential growth continues to move inland from the Myrtle Beach area.

Cates Bay Highway is becoming a strategic part of Conway’s expanding transportation network, providing an alternative connection between major routes such as Highway 501 and Highway 378.  The corridor offers access to large areas of previously undeveloped land, much of it in unincorporated Horry County, where development can be more flexible.  This combination of available land, accessibility and fewer development constraints has made the area increasingly attractive to residential builders.

The corridor also appeals to homebuyers looking for a quieter, more rural setting while remaining within a short drive of downtown Conway and the area's major employment, shopping and recreational destinations.  As development continues, Cates Bay Highway is positioned to serve not only as an alternative route for existing traffic but also as an important feeder corridor for future residential growth.

Palmetto Springs is located along Spring Beauty Drive and just off Browns Way Shortcut Road. Browns Way Shortcut is another increasingly useful connector in the Conway area.  Rather than functioning as a direct highway-to-highway route, it serves as a middle link between Highway 701, Cates Bay Highway and the broader west Conway area, allowing motorists to move between these corridors without having to rely as heavily on more congested routes.

Lennar is the builder at Palmetto Springs. Horry County records show 100 approved single-family homes under the Palmetto Springs name.  The community was previously identified as Spring Beauty Estates and is being developed on approximately 40 acres.

Lennar is offering the following floor plans at Palmetto Springs, several of which are also featured in other nearby Lennar communities, including Valley Ridge in Longs and Kingston Oaks in Conway.

Pearce
The Pearce plan in Palmetto Springs by Lennar is a single-family home with 3 bedrooms, 2 bathrooms, a 2 car garage, and approximately 1,047 square feet of living space.   The Pearce plan in Palmetto Springs is designed for convenient and modern living, this new single-story home features a breezy and open layout.  The foyer leads to a peninsula-style kitchen overlooking the dining area and family room, with a rear door extending to the backyard.  Throughout the home are two secondary bedrooms and a tranquil owner’s suite with an en-suite bathroom and a walk-in closet. A versatile two-car garage completes this floorplan.

Beckman
The Beckman plan in Palmetto Springs by Lennar is a single-family home with 3 bedrooms, 2 bathrooms, a 2 car garage, and approximately 1,260 square feet of living space.   The Beckman plan in Palmetto Springs is conveniently laid out on a single floor for maximum comfort and convenience.  At its heart stands an open-concept layout connecting a spacious family room, a multi-functional kitchen and lovely dining area.  The owner’s suite is situated in a private corner and comes complete with an adjoining bathroom, while the two secondary bedrooms are located near the foyer.

Newlin
The Newlin plan in Palmetto Springs by Lennar is a single-family home with 3 bedrooms, 2 bathrooms, a 2 car garage, and approximately 1,474 square feet of living space.   The Newlin plan in Palmetto Springs is a new single-story home design combines comfort and style.  An open-plan layout connects the kitchen, dining area and family room, which features a door providing direct access to the backyard.  The owner’s suite and the two secondary bedrooms are situated on opposite ends of the home for enhanced privacy.  Rounding out the layout is a two-car garage to provide convenient storage space.

Ramsey
The Ramsey plan in Palmetto Springs by Lennar is a single-family home with 4 bedrooms, 2 bathrooms, a 2 car garage, and approximately 1,667 square feet of living space.   The Ramsey plan in Palmetto Springs is a single-story design makes smart use of the space available.  At the front are all three secondary bedrooms arranged near a convenient full-sized bathroom.   Down the foyer is a modern layout connecting a peninsula-style kitchen made for inspired meals, an intimate dining area and a family room ideal for gatherings. Tucked in a quiet corner is the owner’s suite with an attached bathroom and walk-in closet.

Littleton
The Littleton plan in Palmetto Springs by Lennar is a single-family home with 4 bedrooms, 2.5 bathrooms, a 2 car garage, and approximately 1,891 square feet of living space.   On the first floor of the Littleton plan in Palmetto Springs is a convenient and modern layout seamlessly connecting the kitchen, dining room and family room together. In a private corner is the tranquil owner’s suite with an attached bathroom and walk-in closet. Upstairs is a sprawling central game room made for gatherings of all sizes, along with three secondary bedrooms to provide sleeping accommodations to family members and guests.

As of August 2026, Lennar has not yet announced pricing for the new homes in Palmetto Springs.

Homes for sale in Palmetto Springs

The area surrounding Palmetto Springs has emerged as one of the most active new-home construction areas in Horry County. Several communities are already under development within close proximity, including three D.R. Horton communities—Harvest RidgeCoastal Farms and Dove Crossing.  Even closer to the Palmetto Springs site are two additional new-home communities that are currently coming soon:

Cates Bay Crossing – the new home community of Cates Bay Crossing in Conway is being developed under the Century Complete brand and will mark the company’s first Century Complete new home community in Horry County.  Cates Bay Crossing is planned to include approximately 95 single-family homes situated on an approximately 48-acre parcel.  Presales in Cates Bay Crossing are expected to start in September of 2026.

Cates Bay - Future - Cates Bay is the tentative name for a new home community directly adjacent to Palmetto Springs that is in the late planning stages.  There was an initial attempt to rezone this property to SF 10 for 112 single family units back in November 2023, the request failed unanimously at the Planning Commission and was denied at 1st reading by County Council.  Subsequent plans successfully rezoned this parcel to MRD-1 and to develop 116 single family homes on this 46.96 acre of land.  Big Oak Developers currently owns this parcel.
