News Title:Stanley Martin Homes Replaces Great Southern Homes Across Grand Strand Communities as Prices and Floor Plans Change
The transition from Great Southern Homes to Stanley Martin Homes is becoming increasingly visible across several new-home communities in Horry County, with not only the builder's name changing but, in some communities, the floor plans and pricing changing as well.
Stanley Martin Homes entered the Myrtle Beach market in September following its acquisition of Great Southern Homes, bringing the established South Carolina builder under the Stanley Martin name. The company announced that it was taking over eight neighborhoods (Avery Woods, Briarfield, Edgefield, King Farm, Oak Grove, Oak Hollow, Westfield, Westwood Reserve) across the Grand Strand, with homes generally ranging from roughly 1,500 to 2,700 square feet and prices ranging from the mid-$200,000s into the $500,000s.
For several communities that had been closely tracked as Great Southern Homes developments, however, the change is proving to be more than a new name on the sales office. Stanley Martin Homes is introducing its own collection of floor plans in at least Avery Woods and Edgefield, while Westwood Reserve is currently showing both the transition from the Great Southern product and the introduction of Stanley Martin's plans.
That distinction is important when looking at the significant price increases now appearing in these communities. A buyer comparing the old Great Southern starting prices with today's Stanley Martin prices is not always comparing the same house.
Avery Woods sees a new Stanley Martin floor-plan lineup
Avery Woods in Longs provides one of the clearest examples of the change.
Under Great Southern Homes, Avery Woods had been marketed with a collection of plans that included homes such as the Wisteria II (1,831 sq ft), Courtney II (1,885 sq ft), Benton II (2,295 sq ft), Addison II (1,832 sq ft), Odessa II (1,408 sq ft), Bailey II (1,637 sq ft), Makenzie II (2,002 sq ft) and Montague II (2,376 sq ft). Along with the Great Southern Homes floorplan collection ranging from approximately 1,408 to 2,376 square feet, was a starting price of $299,990.
Stanley Martin's current Avery Woods lineup is substantially different. The builder is now offering the Quentin (1,725 sq ft), Easton (1,897 sq ft), Wallace (1,900 sq ft), Garland (2,319 sq ft) and Summit (2,300 sq ft), with the current community inventory ranging from 1,725 to 2,316 square feet. Stanley Martin's current advertised starting price is $332,710.
The Quentin is 1,725 square feet with three bedrooms, three full baths and a two-car garage. A current quick move-in at 143 Avery Woods Drive is priced at $332,710. That particular home includes a main-level primary suite, screened patio and other structural and design features. Another Quentin currently listed at Avery Woods is priced at $372,790, illustrating how the price can vary considerably depending upon the home and selections.

The Easton is 1,897 square feet with three bedrooms, two baths and a two-car garage. The plan is designed around primarily one-level living, with the primary suite and other bedrooms on the main floor, although Stanley Martin offers configurations that can add additional space.

The Wallace provides another option at approximately 1,900 square feet. The current plan is a two-bedroom, two-bath home with a two-car garage. The Wallace is notable because it gives the community a larger two-bedroom option rather than simply adding another three- or four-bedroom design.

The Garland moves into the larger-home portion of the collection at approximately 2,316 square feet. The plan provides three bedrooms, 2½ baths and a two-car garage..

At the upper end of the current Avery Woods lineup is the Summit, a 2,300-square-foot, three-bedroom, two-bath home with a two-car garage. The plan features an open kitchen, dining and family-room arrangement, a large kitchen island, walk-in pantry, study and electric fireplace.

The result is a noticeably different product lineup from the one Great Southern had been selling. Avery Woods is no longer simply a $299,990 Great Southern Homes community with the same floor plans carrying higher prices. Stanley Martin Homes has introduced a new collection of homes, and the current available homes range from $332,710 to more than $400,000.
Edgefield also moves to Stanley Martin Homes plans
The change is similarly apparent at Edgefield in Loris.
Great Southern had been selling Edgefield with plans including the Habersham II and Wisteria II, among other designs. The Habersham II is a 1,480-square-foot, three-bedroom, two-bath plan, while the Wisteria II is 1,831 square feet with three bedrooms and two baths. Great Southern Homes' Edgefield information had the community starting at approximately $276,990 and offered a much broader collection of homes extending well above 2,000 square feet.
Stanley Martin is now showing a distinctly different collection at Edgefield: the Quentin, Easton, Wallace and Summit. Stanley Martin Homes has introduced a new collection of floor plans at Edgefield, replacing the floor-plan lineup associated with the community's original Great Southern Homes development. The current Stanley Martin collection includes plans ranging from approximately 1,725 to 2,300 square feet, with both one- and two-story designs. Current Edgefield floorplans being offered by Stanley Martin Homes include the Quentin, Easton, Wallace and Summit among the floor plans now being built in the community.
The Quentin at Edgefield by Stanley Martin Homes offers 1,725 square feet and is a single-story, three-bedroom, two-bath design. The home is organized around an open-concept kitchen, dining and family-room area, with the kitchen positioned toward the center of the home and featuring a large island and walk-in pantry. The primary suite is separated from the secondary bedrooms, while a covered patio extends the living space outdoors.

The Easton at Edgefield by Stanley Martin Homes provides 1,897 square feet and is another single-story, three-bedroom, two-bath design. The plan offers an open arrangement between the kitchen and main living areas, with the primary bedroom on the main level and a large kitchen island serving as a central feature of the home. The Easton provides a step up in size from the Quentin while remaining below 1,900 square feet.

The Summit at Edgefield by Stanley Martin Homes is the largest of the currently confirmed Edgefield plans at 2,300 square feet. It is a single-story, three-bedroom, two-bath home with a two-car garage and an open kitchen-family-room arrangement. The kitchen includes a large island and walk-in pantry, while the primary suite is positioned toward the rear of the home and includes a tray ceiling and walk-in closet. A covered patio extends from the main living area.
As of October 2026, Stanley Martin Homes is pricing the Summit Floor Plan in Edgefield from $355,030.
That gives Edgefield a current Stanley Martin lineup of approximately 1,725 to 2,300 square feet.
Again, the comparison with the old Great Southern pricing needs some context. The previous Great Southern starting price was around $276,990, but the Stanley Martin homes now being marketed are not simply the same Great Southern models repriced by $50,000 or $100,000. The builder has brought in a different collection of homes.
Westwood Reserve is in the middle of the transition
Westwood Reserve in Conway is somewhat different because the transition is still visible in the community.
Great Southern had established a six-plan lineup at Westwood Reserve consisting of the Driftwood II, Courtland II, Wisteria II, Grayson II, Rivercrest II and Carolyn II. The plans ranged from the 1,690-square-foot Driftwood II to the larger Carolyn II at 2,519 square feet, with Great Southern's community information showing a starting price of $299,990.
The Great Southern lineup was fairly broad. The Driftwood II was 1,690 square feet and started at $302,990; the 1,885-square-foot Courtland II started at $319,990; the 1,831-square-foot Wisteria II started at $332,990; the 2,077-square-foot Grayson II started at $342,990; the 2,454-square-foot Rivercrest II started at $352,990; and the 2,519-square-foot Carolyn II started at $374,990.
Stanley Martin is now introducing its own collection at Westwood Reserve, including the Easton, Summit, Brandt and Thorpe.
The Summit in Westwood Reserve by Stanley Martin Homes is a single-story plan offering approximately 2,313 square feet of living space. The current Westwood Reserve version includes three bedrooms, two bathrooms and a two-car garage, with the design centered around an open-concept arrangement connecting the kitchen, dining and main living areas. The Summit provides a relatively spacious single-level option within the current Stanley Martin collection and is positioned at the smaller end of the four-plan lineup.

The Brandt in Westwood Reserve by Stanley Martin Homes is a single-story design offering approximately 2,498 square feet, with three bedrooms, two full bathrooms, a powder room and a two-car garage. The plan expands upon the Summit with additional living space while retaining the convenience of a one-level layout. Current homes in Westwood Reserve using the Brandt include open-concept living areas, a large kitchen and direct connections between the primary living spaces and outdoor areas, with the plan designed to take advantage of the community's wooded and preserved surroundings.

The Thorpe is one of the largest of the four Stanley Martin plans offered at Westwood Reserve, with approximately 2,615 square feet. It is a one-story, three-bedroom design with two-and-a-half bathrooms and a two-car garage. The additional square footage provides more room throughout the main living areas, while the open-concept kitchen, dining and family spaces maintain the contemporary layout found throughout Stanley Martin's collection.

Westwood Reserve is therefore developing as both a new-home community in its own right and as an important piece of the much larger Collins Jollie Conservation Subdivision. With Stanley Martin Homes now building the community and offering the Summit, Easton, Brandt and Thorpe floor plans, Westwood Reserve has entered a new phase of development. Its location north of Conway, its proximity to major roads and the Grand Strand, and its connection to a master plan that will ultimately encompass more than 1,300 homes make Westwood Reserve part of one of the larger residential development stories taking shape around Conway.
The floor-plan changes help explain the price changes
The changes are particularly noteworthy when viewed alongside the pricing that had been tracked under Great Southern Homes.
The three communities had been showing starting prices of approximately $299,990 at Westwood Reserve, $299,990 at Avery Woods and $276,990 at Edgefield. Current Stanley Martin pricing is now substantially higher, with Avery Woods starting at $332,710, Edgefield at $334,595 and Westwood Reserve's current Stanley Martin inventory beginning around $378,550.
But the new pricing should not automatically be characterized as a simple increase on identical homes.
At Avery Woods, for example, the old Great Southern collection included plans such as the 1,408-square-foot Odessa II and the 2,376-square-foot Montague II, while Stanley Martin is now selling the Quentin, Easton, Wallace, Garland and Summit.
At Edgefield, Great Southern's collection included the 1,480-square-foot Habersham II and 1,831-square-foot Wisteria II, while Stanley Martin is now selling the 1,725-square-foot Quentin, 1,897-square-foot Easton, 1,900-square-foot Wallace and 2,300-square-foot Summit.
At Westwood Reserve, the old six-plan Great Southern collection is being followed by Stanley Martin's Easton, Summit, Brandt and Thorpe, with the Easton also capable of being expanded on certain homesites.
In other words, both the builder and the product are changing in these communities.
That does not by itself explain every dollar of the difference in pricing. Home prices can also reflect the specific homesite, structural options, design selections, incentives, construction stage and other factors. Stanley Martin's listings specifically note that pricing can change based on options and selections.
But the floor-plan evidence does establish an important point: the current Stanley Martin homes cannot always be compared directly with the old Great Southern Homes plans as if they were identical products.
A broader change for the Grand Strand new-home market
The transition is part of a larger change in the local homebuilding landscape following Stanley Martin's acquisition of Great Southern Homes. Stanley Martin has described its entry into the Myrtle Beach market as an expansion that brought eight Grand Strand neighborhoods into its operation.
For buyers and anyone tracking new-home development across the Grand Strand, the changes at Avery Woods, Edgefield and Westwood Reserve are therefore worth watching beyond the builder-name change itself.
The Great Southern Homes name is disappearing from these communities, but so are some of the floor plans that buyers had associated with those communities. In their place, Stanley Martin is introducing a different product collection, with new home designs such as the Quentin, Easton, Wallace, Garland, Summit, Brandt and Thorpe.
This all means these communities should no longer simply be treated as Great Southern Homes communities with a new builder name. The builder, floor-plan lineup and pricing structure are all evolving as Stanley Martin establishes its presence across the Grand Strand.
