In 2022, Brunswick County formally approved the development of 336 townhome units on an approximate 58.21 acre parcel of land off of Hickman Road NW. This new townhome community is conveniently located close to Highway 17 near the North Carolina and South Carolina border in Calabash, NC. This townhome community is located in a prime Calabash location just minutes to golf, dining and the Carolina Beaches. Calabash, North Carolina, is a small coastal town in Brunswick County approximately 25 miles north of Myrtle Beach, SC, and about 50 miles south of Wilmington, NC.

The approved plan for the community consisted 56 buildings with 6 townhomes in each for a total of 336 townhouse units.

Ryan Homes has been the initial builder in this new home community named Anderson Farm. Ryan Homes had been selling the townhomes in Anderson Farm since the end of 2024. Ryan Homes had been offering two different model townhomes in Anderson Farm:

1. Poplar – 3 bedrooms, 2.5 bathrooms, 1 car garage, 1,442 square feet of living space.
Ryan Homes had been pricing their Poplar model townhomes in Anderson Farm starting at $219,990 +

2. Nassau – 3 + bedrooms, 2.5 bathrooms, 1 car garage, 1,628 square feet of living space.
Ryan Homes had been pricing their Nassau model townhomes in Anderson Farm starting at $253,990 +

The townhomes at Anderson Farms by Ryan Homes offered main-level living, plus all appliances included – even the washer and dryer!

As of May 2026, Ryan Homes is no longer selling townhomes in Anderson Farms. It is estimated that Ryan Homes has built just over 100 townhomes in Anderson Farm with an additional 200+ townhomes remaining to be developed (as per the original approved community). No additional builders have been announced for development of the remaining 200+ townhomes in Anderson Farm. It is likely that Ryan Homes has simply quietly ended active townhome expansion in Anderson Farm to redirect efforts into newer communities with stronger absorption and better economics.
