Mullet Creek Townhomes is a small townhome community coming to Little River, SC that is in the planning stages. This new townhome community is located directly adjacent to Mullet Creek. The Little River flows through Milliken Cove and accepts drainage from the Calabash River (originating in North Carolina) and Mullet Creek. There are planned to be 10 townhomes constructed in this community on a 9.35 acre parcel of land. Big Landing Plantation and Windjammer Village are subdivisions that are adjacent to the Mullet Creek Townhomes community. The current proposed plan consists of 6 two-bedroom units and 4 three-bedroom units with a gross density of 1.14 du/ac and a net density of 3.58 du/ac. The parcel is within the AE and 500-year flood zone. All structures constructed will have to meet flood zone requirements. There are .16 acres of wetlands, 7.13 acres of Critical Area Wetlands, and 2.06 acres of uplands on the site. Within the Mullet Creek Townhomes community there will be 7.13 acres of the existing marsh for open space. The current proposed plan proposes a 35 ft Type C landscape buffer along Highway 179 and a 6 ft privacy fence along the property line abutting Windjammer Village. Timing for development of the Mullet Creek Townhomes community has not yet been announced.
Orchard Park is a new home community coming to Little River, SC. Two parcels of land surrounding Apple Tree Lane in Little River, SC totaling approximately 32.81 acres were recently rezoned to MRD 2 in 2024. The current plans are to develop 81 single-family homes in the new home community of Orchard Park in Little River. Heather Glen, Twisted Oaks and Cypress Village are a few other subdivisions close to where Orchard Park will be developed. Abernethy Development Group purchased this property in October of 2024 and will be developing this land. Orchard Park is one of several new home communities being planned in Little River. Some of the other future Little River new home communities include The Village at Highway 57 by Pulte Homes, a new home community on the SC side of the old Farmstead Golf Links, townhomes off of Mullett Creek, and Summers Cove. No timing or plans have been announced yet for this Little River new home community of Orchard Park.
Summers Cove is the tentative name for a new home community in Little River that is in the early planning stages. The location of the planned Summers Cover community in Little River is near the intersection of Water Tower Road and Highway 90. Development plans for the new home community of Summers Cove consist of several parcels in a combined approximate 85.92 tract of land. Current activity for Summers Cove with Horry County City Council is a request to alter the zoning of this land from Commercial Forest Agriculture to Multi Residential District in order to build approximately 212 single family homes. Preliminary planning for Summers Cove will be to provide “pocket parks” throughout the community. Pocket parks are openly accessible areas to the community for the purpose of providing safe and inviting space for residents to relax, exercise, socialize and/or play. Members of the Coates family currently own this land. Timing for the new home community of Summers Cove has not yet been announced.
The Village at Highway 57 is a new home community currently being planned. The Village at Highway 57 would straddle Highway 57 near the North Carolina/South Carolina border in the norther part of Little River. The Village at Highway 57 is conveniently located near the former Farmstead Golf Links. Chesapeake Homes is building on the North Carolina side of where the former Farmstead Golf Links stood – Coastal Club of the Carolinas. The Village at Highway 57 Planned Development District is proposing 250 single family units, 100 townhomes and 15,7 acres of commercial use. Horry County Planning Commission is reviewing a request to rezone approximately 157.4 acres (combining 2 parcels each about the same size) from Commercial Forest Agriculture (CFA) to Planned Development District (PDD). The Planned Development District (PDD) allows for mixture of residential, commercial, office, industrial uses on a single site provided a written narrative and conceptual plan are submitted. In parallel, an application was also submitted to amend the future land use map of the Imagine 2040 Comprehensive Plan from Rural to Rural Communities . The Future Land Use Map indicates “Rural Communities” are traditional settlements and places of congregation in which any proposed development is compatible with surrounding densities and current settlement patterns. If approved, the future land use would support single-family residential developments, including minor and major subdivisions, with lot sizes greater than 14,500 square foot or with a maximum of 3 net units per acre. The Permenter family currently owns the land, but the development agreement is including Pulte Homes who is expected to be the builder of this new home community The timing for development for the Village at Highway 57 has not yet been announced.
The new community of Seabreeze Crossing Townhomes is coming to Little River, SC. The Seabreeze Crossing is the only townhome community in North Myrtle Beach with immediate access to marinas, restaurants, and more! The new home community of Seabreeze Crossing Townhomes is nestled between Little River Estates and Cedar Creek close to where Highway 90, Highway 17 and Highway 9 all come together in Little River. The Seabreeze Crossing Townhomes are very close to the Intracoastal Waterway and a short distance from the Atlantic Ocean and the beach in North Myrtle Beach. The new home community of Seabreeze Crossing will have 56 townhomes on an approximate 5.47 acres of land in Little River. DRB Homes is the builder of the Seabreeze Crossing Townhomes. Expectations are for DRB Homes to start presales of the Seabreeze Crossing Townhomes in the late summer of 2025.
